Pre-purchase periodic inspection & testing report.
Part of any RICS Surveyor’s report comprises a cursory inspection with regard to the services available within the property, including an overall comment upon the age and perceived condition of water, gas and electricity. In many older properties these services may be reported upon as being somewhat dated or even dangerous by your Chartered Surveyor.
With regard to the electrical installation, a recommendation is often made, that the client gains an electrical engineer’s Test and Inspection; more so if the system appears to be of mixed age or of concern to your Chartered Surveyor.
We specialise in providing Electrical Test and Inspection Reports to BS7671 Standard, pending recommendation within an RICS Home Buyer Report or Building Survey.

An Electrical Test and Inspection Report represents an investment, both in your time and your future maintenance planning for the property. A timely report, gained prior to legal commitment to purchase, can also represent a powerful negotiating tool with regard to the provisonally agreed purchase price, should remedial work be required.
